Conejo floor sheeting

After all the floor joists were finished we installed the sewer lines and started sheeting the floor and getting the garage ready to pour the concrete.

Conejo floor joists

With the stem wall complete we installed all the first floor joists.

Conejo stem walls

When the stem walls were finished we poured one concrete truck to fill all the walls.

After the grade beams were poured we installed block walls.

Conejo Foundation

To cut down on costs I was able to find some cheap machine operators.

After two weeks of tying rebar together to connect the caissions we poured another 5 concrete truck loads of concrete.

After the concrete pump has placed all of the concrete from 3 concrete trucks only 2 feet of rebar is left sticking up in the air.

Since this lot has very unstable soils we ended up drilling a 35 foot deep hole by 18" wide, then dropped the rebar cage into the hole.  We did this 9 times and there were 13 caissons existing.

Cathedral Ceiling

This is a vaulted ceiling for the dining room and kitchen .  The ceiling is 17' high to the top.  The center beam will be exposed and the rafters will be covered with drywall.  We will add 6x8 beams at 36" on center for a balanced contrast of drywall and wood.
